Service 1
Building Systems Integration
Building Systems Integration is the core of our practice. We begin by mapping every mechanical, electrical and communications sub-system already present in the property, then design a common layer that allows them to exchange information through documented interfaces. Rather than forcing a single vendor on a building, we select controllers and gateways that translate between protocols and make the resulting data usable.
The work produces addressing plans, network segmentation drawings, interface schedules and a responsibility matrix that states who owns each point. This matters when several trades work in the same plant room. Without an integration design, one sub-system is installed with one naming convention and the next with another, and the facilities team inherits a puzzle. With our design in place, the puzzle is solved on paper before any cable is pulled.
- Sub-system survey and interface mapping
- Protocol translation and gateway selection
- Addressing plans and naming conventions
- Responsibility matrix and interface schedules
Commissioning is witnessed and recorded, so the integration layer is proven rather than assumed.

Access Control Deployment
Access Control Deployment covers the design and staged commissioning of credential based door control across a building. We treat reader placement, door hardware coordination, request to exit logic, emergency release and credential policy as a single design problem, because each one affects the others. A reader specified against the wrong hardware will fail under daily use regardless of how good the software is.
Deployments are planned floor by floor and door by door. Occupied premises keep their existing access arrangements while the new system is proven in a controlled zone, then doors are migrated in a sequence agreed with the managing agent. Each reader is labelled, each controller is documented, and each door is recorded with the credential groups permitted to pass.
- Reader placement and hardware coordination
- Credential policy and group design
- Emergency release and fail safe review
- Phased migration without service loss
We leave behind an access schedule that matches what is physically installed.

CCTV and Sensor Networks
CCTV and Sensor Networks begin with an explicit brief: what must be observed, recorded and alerted, for how long, and by whom. From that brief we produce a camera schedule with lens choice, mounting height, field of view and lighting assumptions, alongside a storage budget that reflects the retention period the client actually needs.
Surveillance does not sit alone. Environmental sensors for temperature, humidity, water detection and power monitoring are designed on the same network so that events can be correlated. The network itself is segmented, with the camera and sensor traffic separated from business systems and given a documented addressing plan. Where wireless links are required, we survey coverage rather than rely on the manufacturer figures.
- Camera schedules and field of view design
- Storage and retention budgeting
- Network segmentation and addressing
- Environmental and utility sensor planning
The result is a monitored building that can explain what happened, not merely show it.

Fire Alarm Interface Works
Fire Alarm Interface Works concern the boundary between the fire alarm system and everyday building services. When a signal must shut down air handling, release a door, stop a lift or start pressurisation, that interaction has to be designed precisely. We prepare monitored relay schedules, cause and effect tables and readback points in coordination with the responsible fire contractor, never in place of them.
Our role is interface design and documentation, not fire system installation. We make sure every monitored point is listed, every intended action is stated, and every readback is tested and witnessed. This discipline protects the integrity of the life safety system while allowing the rest of the building to respond appropriately in an event.
- Monitored relay and interface schedules
- Cause and effect table preparation
- Coordination with the fire contractor
- Witnessed acceptance of interface actions
Clear interfaces are what keep a building both safe and operable.
Service 5
Smart Building Retrofits
Smart Building Retrofits carry older premises into modern operation without closing them down. We audit what is already installed, identify which cabling and equipment is sound, and design a phased upgrade that reuses as much as is sensible while replacing what has reached the end of its life. Nothing is replaced merely because it is old.
The retrofit is arranged so that no floor loses service during transition. Telemetry is added early, which makes the improvement measurable from the first week, and dashboards are tuned to the questions the building team actually asks. Each phase ends with a documented acceptance so the client can see progress in concrete terms rather than vague assurances.
- Asset audit and reuse assessment
- Phased upgrade planning
- Early telemetry for measurable gains
- Documented phase acceptance
A good retrofit is invisible to the people inside the building.
Service 6
Facilities Data Platforms
Facilities Data Platforms bring the signals from every sub-system into one normalised store. The hardest part of a platform is not the database, it is the naming. We define conventions so that a temperature reading from plant room three is distinguishable from the same reading in a different building, and so that retention, access and export rules are agreed before data accumulates.
Dashboards are then built around daily operational questions: has anything drifted, what is consuming power, which door was forced last night, which sensor has gone quiet. We avoid showing data simply because it exists. A platform earns its place when it shortens the time between an event and the right response, and that is the measure we design toward.
- Data normalisation and naming conventions
- Retention, access and export rules
- Operator focused dashboards and alerts
- Integration with existing systems
One platform, one vocabulary, one source of truth for the building.
