We map the existing mechanical, electrical and communications sub-systems, then design a common integration layer with clear points of ownership. Controllers, gateways and databases are selected so that unrelated vendors can still be coordinated through one maintainable interface. Commissioning records travel with the design package.

Access Control Deployment

Reader placement, door hardware coordination and credential policy are designed together, never bolted on afterwards. We stage deployments floor by floor so occupied premises keep their existing access while the new system is proven.

Camera schedules, lens choice and storage budgets follow an explicit design brief rather than a shopping list. We plan structured cabling, network segmentation and environmental sensors as one package with the surveillance layer.

Who we are

A design house for the building as a working machine

Shining Solutions Property (Hong Kong) Limited sits within the computer systems design and related services field, with a focus that reaches into professional, scientific and technical services. Our work is the careful design of computer integrated systems inside buildings: the controllers, sensors, networks and software that let a physical property behave predictably. From our office at 11/F Ashley Nine, 9-11 Ashley Rd, Tsim Sha Tsui, Hong Kong (HK), we serve owners, managing agents and project teams who need one accountable design voice across many trades.

We are not a fire safety contractor, not a security company and not a generic property portal. The discipline we practise is integration design. We produce drawings, schedules, cause and effect tables, addressing plans and acceptance tests. Contractors install; we make sure the many installed parts are chosen, addressed and documented so that the finished building can be operated and maintained without guesswork.

The practice is developed under the day to day leadership of ShiningProp, the working identity of our engineering team. The name signals the intent: shining means making the invisible visible, and prop means the support that holds a heavier structure upright. In a building, the integration layer is exactly that support. It is rarely seen, but everything above it depends on it.

A building rarely fails because a single device is bad. It fails because two good devices were installed by two good teams who never agreed on addresses, protocols, naming or shutdown logic. How we work

From survey to signed acceptance

Every engagement follows the same disciplined sequence, adapted to the size and occupation of the property.

Survey and brief

We walk the building, record what exists, interview the people who run it and agree a written brief with measurable outcomes before any device is specified.

Integrated design

Drawings, addressing plans, network diagrams and cause and effect tables are produced as one coordinated set, so no trade designs in isolation.

Staged deployment

Installation is phased around operating hours. Each zone is proven, labelled and documented before the next begins, while the existing systems stay live.

Commission and hand over

We witness tests, tune the reporting rules, train the facilities team and issue a handover pack with as built records and inspection confirmations.

Standards we hold

Design choices a maintenance team can live with

Good integration design is judged years after handover, on a Tuesday morning when something has failed and someone must find the fault quickly. That reality shapes every decision we make. We insist on consistent device naming across disciplines, keep spare capacity in networks and controllers, and document the physical location of every field device. When we deploy Access Control Deployment works, we record which reader belongs to which door and which controller. When we design CCTV and Sensor Networks, we record which camera covers which zone and where its cable terminates. When we plan Fire Alarm Interface Works, we record every monitored point and its intended action.

This same discipline governs Building Systems Integration, where the interfaces between sub-systems are written down rather than assumed, and Facilities Data Platforms, where retention and access rules are agreed in advance. Smart Building Retrofits inherit all of it, because a retrofit that cannot be documented is simply a future fault waiting to happen.

The strongest buildings are not the ones with the most devices. They are the ones where every device was considered, connected and accounted for. That is the whole of our craft.
